Seller's Preparation Checklist for Home Inspections

This helps avoid limitations that may require re-inspections, potentially leading to additional charges and delaying the closing of your sale.

Remove Obstructions at Access Points

Ensure clear access to the following areas:

  • Attic Access Panel(s)

  • Crawlspace Access Door/Panel(s)

  • Main Electrical Distribution Panel and any Sub-Panels

  • HVAC Equipment Service Doors/Panels

  • Around Water Heaters and Other Plumbing Equipment

Ensure Appliances/Fixtures are Emptied and Accessible

Make sure these appliances and fixtures are empty and easily accessible:

  • Stove/Range

  • Dishwasher

  • Microwave

  • Clothes Washer

  • Clothes Dryer

  • Bathtubs/Showers

Other Preparations

  • Ensure all utilities are turned on.

  • Replace any dead light bulbs.

  • Properly contain pets or take them with you.

  • Leave remotes for garage doors, ceiling fans, fireplaces, etc.

  • Provide keys for gates, outbuildings, and any locked doors.

  • Turn on the pilot light for gas-fired appliances and fireplaces.

  • Provide a simple sketch of the locations of any known well or septic tank/system.

  • Leave paperwork for any maintenance, repairs, or insurance claims.

  • Include any informational notes you want the inspector to know.
