I am selling my home, and the buyer has purchased an inspection service. What should I know and how should I prepare?
As you prepare to sell your home and undergo the inspection process, it's natural to have questions about what to expect and how to ensure everything runs smoothly. We're here to guide you through this important stage with confidence and ease. Things you should know:
CHC will communicate directly with you or your real estate agent to make plans for access to your home. If your home is listed within the LBAR MLS, we will typically use showingtime through your agent.
If a buyer obtains additional services, such as radon or mold, we may have more than one of our inspectors schedule with you. We try our very best to do all inspections at one time on the same day, but sometimes this is not possible. Radon testing is a 48 hour test, and our Radon inspector will need to make plans to come back out and pick up the radon equipment.
It is not required that anyone be at the home inspection.
How should I prepare for the home inspection?
Remove Obstructions at Access Points
Attic Access Panel(s)
Crawlspace Access Door/Panel(s)
Main Electrical Distribution Panel and any Sub-Panels
HVAC Equipment Service Doors/Panels
Around Water Heaters and Other Plumbing Equipment
Ensure Appliances/Fixtures are Emptied and Accessible
Stove/Range
Dishwasher
Microwave
Clothes Washer & Clothes Dryer
Bathtubs/Showers
Other Preparations
Make sure all utilities are on (Water, Electric, Gas, ect…)
Replace dead light bulbs.
Ensure pets are properly contained or take them with you.
Leave remotes for garage doors, ceilings fans, fireplace, ect.
Leave keys for gates, outbuildings, and other locked doors.
Turn on pilot light for gas-fired appliances and fireplaces.
Leave a simple sketch of locations of known well or septic tank/system.
Leave paperwork for any maintenance, repairs or insurance claims. Leave any informational notes you wish the inspector to know.

As a buyer who has purchased an inspection service, it's essential to understand what to expect and how to prepare for the inspection process. At CHC Home Inspection, we strive to ensure a smooth and comprehensive experience for all our clients. Here's what you need to know:
Access to the Property:
We take care of coordinating access to the property directly with the seller or their real estate agent.
If additional services, such as radon testing, are required, we may need to schedule them separately. While we make every effort to schedule all inspections on the same day, certain tests, like radon, require specific timelines. For example, radon testing is typically a 48-hour process, and our dedicated radon technician will set up and retrieve the equipment accordingly.
Communication and Inspection Process:
Our inspector will contact you approximately 30 minutes before completing the inspection, offering the opportunity to meet in person to discuss any findings or concerns. We are also always available to talk to, you can contact us anytime if you have any additional questions or concerns.
You can expect to receive your inspection report either on the same day or the next day after the inspection. You will be notified via email.
Additional inspection services, if applicable, will be provided in a separate report. Please keep an eye on your email for these supplementary reports.
Preparation and Property Access:
Our inspectors are not permitted to move personal property during the inspection. We kindly request homeowners to prepare for the inspection by ensuring clear access to areas such as electric panels, attics, and crawl spaces. However, if certain areas are inaccessible during the initial inspection, we're happy to return once the seller has made them accessible.
Septic Inspections:
For septic inspection services, please note that additional digging on the property may be necessary. Permission for such activities must be granted by the seller.
